Kenmore Suburb Profile

Kenmore is a leafy western suburb of Brisbane, positioned south-west of the CBD and bordered by Kenmore Hills, Brookfield, Pullenvale, Chapel Hill, Indooroopilly, Fig Tree Pocket, Jindalee and Pinjarra Hills. The suburb is known for its established family housing, convenient retail centres, strong school options and access to green space.

Kenmore is approximately 5.8 square kilometres in size and contains 21 parks, covering around 9.0% of the suburb. It has a long-established residential character, with most housing developed through the 1970s, 1980s and 1990s, including a large number of brick-and-tile family homes.

Moggill Road is the main transport and retail corridor through Kenmore, while the suburb is also bounded by natural features including Moggill Creek and the Brisbane River.

Kenmore’s population increased from 8,960 people in 2016 to 9,675 people in 2021, representing population growth of approximately 8.0%. The predominant age group is 40–49 years, reflecting the suburb’s strong appeal to established families.

Households in Kenmore are primarily couples with children, which account for approximately 53.3% of households. Owner-occupancy is high, with 81.4% of homes owner-occupied in 2021.

Kenmore has a highly educated and professional demographic. Approximately 40.1% of employed residents work in professional occupations, while 16.8% work as managers. The suburb also has a strong education profile, with 39.4% of residents holding a Bachelor degree and 20.9% holding postgraduate qualifications.

Kenmore’s main retail areas are focused around Moggill Road, including Kenmore Village Shopping Centre and Kenmore Plaza Shopping Centre. These centres provide supermarkets, cafés, medical services, convenience retail and local professional services.

The suburb is also well positioned for access to nearby Indooroopilly Shopping Centre, Chapel Hill and surrounding western suburbs, while still maintaining a quieter, more suburban feel.

Kenmore is well connected to the Brisbane CBD and the University of Queensland by road and bus. The main road through the suburb is Moggill Road, with additional access via Kenmore Road and Brookfield Road.

There is no rail station in Kenmore; Indooroopilly railway station is the closest. Bus services are therefore an important part of the suburb’s public transport network.

Traffic congestion can be an issue along Moggill Road, particularly during peak commuting periods. Buyers should consider road access and commute times when comparing different pockets of the suburb.

Kenmore is home to several well-regarded public and private schools, including:

  • Kenmore State School
  • Kenmore South State School
  • Kenmore State High School
  • Our Lady of the Rosary School
  • Brisbane Montessori School

The strength of local school options is one of the key reasons Kenmore remains popular with family buyers.

Kenmore has an abundance of parks, sporting fields and green spaces, with 21 parks covering around 9.0% of the suburb.

Popular local recreation areas include Akuna Street Park, Kingfisher Park and Dumbarton Drive Park. Kenmore also has excellent access to nearby outdoor areas, including Mount Coot-tha, Brisbane Botanic Gardens and surrounding walking and cycling trails.

The suburb’s proximity to Moggill Creek, the Brisbane River and the surrounding western suburbs contributes to its leafy, low-density feel.

There are no major industrial employers within Kenmore itself. Most residents commute to employment centres such as the Brisbane CBD, Indooroopilly, the University of Queensland and surrounding western suburbs.

The suburb’s professional demographic and high owner-occupier rate suggest many residents are employed in white-collar, managerial, education, health and professional services roles.

Kenmore Properties

Kenmore offers a diverse mix of micro-locations that vary in desirability and price.

Most desirable areas: Premium parts of Kenmore typically include quiet elevated streets, larger family homes on generous blocks, properties with easy access to local schools, and streets close to Kenmore Village, Kenmore Plaza and popular parkland. Some of the suburb’s stronger sales have occurred around Sunset Road, Gem Road, Kenmore Road and Riviere Place.

Less desirable areas: Properties close to Moggill Road, Brookfield Road, Kenmore Road or the Centenary Highway may experience higher traffic noise or reduced privacy. Lower-lying areas near Moggill Creek or pockets near the Brisbane River may carry a greater flood or overland-flow risk.

Buyers should review Brisbane City Council flood overlays and traffic impacts before purchase.

How has the Kenmore property market been performing?

Kenmore has experienced strong long-term capital growth, supported by family buyer demand, high owner-occupancy and limited supply of well-located detached housing.

House values increased from approximately $646,155 in April 2017 to approximately $1,528,979 in April 2026. Unit values increased from approximately $571,832 to approximately $1,181,366 over the same period.

Over the past 12 months:

The strength of recent growth should be considered in the context of broader Brisbane market conditions, limited available stock and strong demand for established family suburbs.

It is currently a strong seller’s market in Kenmore.  Houses are recording an average of 28 days on market, stock on market of 1.16%, and an auction clearance rate of 65%. Vendor discounting is modest at -4%, suggesting that well-presented homes are selling above list price.

The house market is primarily owner-occupier driven, with only 18% of houses rented. Gross rental yield is 3.20%, which is relatively modest and consistent with Kenmore’s profile as a capital-growth and family lifestyle suburb rather than a high-yield investment market. The vacancy rate for houses is 4.71%.

The unit and townhouse market is much smaller, with only 0.03% of stock listed for sale. Several sales metrics were marked as insufficient data, which reflects the limited size and lower transaction volume of this segment. Gross rental yield for units is 3.70%, the vacancy rate is 0.11%, and the proportion of renters is 25%.

Overall, Kenmore is best viewed as a low-supply, family-focused housing market, with townhouses offering a smaller but increasingly valuable alternative for buyers seeking lower-maintenance accommodation within the suburb.
