Local First Home Buyer purchase Kedron, Brisbane

Buyer's Brief

Kyler and Tara engaged us in January 2022 for our Complete Search-to-Settlement service.

Having recently returned from the United States, Kyler and Tara were living temporarily with their extended family while they searched for their first home. They were unfamiliar with the Brisbane market and struggling to find suitable properties. Market conditions were highly competitive with most houses selling within hours of the first inspection and at premium prices.

They were looking for a renovated character home with easy access to Brisbane city. Location wise, we they were wanting to focus on family-orientated areas on Brisbane’s northside, within 10km of the CBD.

Their preferred budget was up to $1.5mill.

Our Solution

The Property

3 bed, 2 bath, 2 car house on a 615 m2 block

This gorgeous post war cottage style home had recently undergone a significant renovation with a master suite extension added to the rear and a fantastic outdoor alfresco dining and BBQ area.

The block of land was north to south facing, and mostly relatively flat (at least by Brisbane standards) making the yard completely usable. It even had a chicken coop!

The Location

Located in quiet street and surrounded by beautifully maintained family homes, the area was mostly developed in the 50’s & 60’s and the majority of these homes had undergone significant improvements.

Positioned 9.1km from the CBD, the property was within walking distance to local cafes and green spaces and close to some highly regarded schools. The property’s elevated location meant no risk of flooding.

The Numbers

  • Purchased for $1,545,000 in March 2022.

From the client

Highly recommend YPH! Sam is amazing and looked after our interests throughout the entire process. He always provided sound advice and ensured that we were well informed with each viewing/property - and saved us from making poor decisions! We recently moved from overseas and needed local expertise. Sam is very knowledgeable and with the collective experience at YPH, there is no one better. They are transparent about the process and fees, and could always be reached any day of the week. I don’t think we could have found our dream home without Sam, much less win the auction bid - Sam did the bidding :) It’s worth having a great buyer’s agent by your side, who will always have your best interest in mind - seller’s agents are only incentivized to close the deal. I’d recommend YPH even if you are a local, but if you are new to Brisbane then contacting Sam is a must!
