An experienced buyer’s agent has the potential to save you thousands of dollars on the purchase and holding costs of a property.  These savings are often many times greater than the cost of their fees.  (Not to mention the fact that you’ll get your weekends back, and not have to deal with any more selling agents!)

So what does the service of a Buyer’s Agent actually cost?

Queensland law sets the maximum commission that agents can charge on a residential property transaction:

Maximum Commission: 5% of the first $18,000 plus 2.5% of the balance of the purchase price (+GST).

For example, the maximum commission payable on the sale of a $500,000 property would be $12,950 (+GST).

In practice most buyer’s agents charge a fee of around 2.5% of the purchase price (+GST).

For example, a fee of $12,500 for the purchase of a $500,000 property.

At Your Property Hound we charge a flat fee (rather than a commission) for our services.

We can also provide a customised quote for people wanting a single services (e.g. a property report/analysis, property negotiation, auction bidding). Payment for the Buyer’s Agent service is made in 2 installments:

  • An appointment fee: $1,500+GST at the time of appointment.  This amount is non refundable if you ultimately choose not to purchase a property.
  • A success fee: The balance of the fee is paid when the contract becomes unconditional.  No success fee is payable if you decide not to proceed with the purchase.
