Suburb Profile

Keperra Buyers Agent’s Guide

Keperra combines established suburban housing, extensive green space and rail access with a price point that has traditionally offered an alternative to more expensive inner-north-west suburbs. Much of the suburb developed after the Second World War, and today buyers will find a mix of older post-war houses, renovated homes, infill development and a small townhouse and unit market. For buyers, differences between individual streets matter: proximity to rail, Samford Road and Settlement Road, topography, renovation quality and adjoining bushland can all influence value and liveability. Your Property Hound’s Keperra suburb profile brings together current market data and practical local considerations to help buyers assess the area with greater confidence.

Keperra Suburb Profile

Keperra sits in Brisbane’s north-west, around 11 kilometres from the CBD. Post-war suburban development strongly shapes its residential character, with leafy streets, detached houses and significant open space. The suburb includes the Grovely locality and is bordered by established north-western suburbs including Mitchelton, Arana Hills, Ferny Grove, Ferny Hills and Enoggera.  Keperra’s appeal is particularly practical: buyers can combine suburban housing with train access, major retail and relatively easy connections to the broader north-west.

Keperra had 7,014 residents in 2021, up 3.0% from 2016. Cotality identifies the 30–39 age group as the largest cohort. Couples with children account for 39.3% of households, childless couples 38.5%, and single-parent households 20.5%. The suburb has a somewhat different income and education profile from Brisbane overall: 14.3% of households are in the $182,000+ income bracket, while 29.0% of residents with recorded qualifications hold a bachelor’s degree and 32.7% hold a certificate qualification. Professionals are the largest occupational group at 29.8%, followed by trades at 13.1%.

Keperra’s main shops are located on the corner of Samford Road and Settlement Road. There are also small local shops close to Keperra train station in Dallas Parade.

Small shops, cafes and restaurants and monthly farmers markets in Blackwood Street, in the neighbouring Mitchelton, are particularly popular on weekends.

Rail is one of Keperra’s key practical advantages. Keperra and Grovely stations provide access to the Ferny Grove line, and Ferny Grove station is also convenient for parts of the suburb. Samford Road and Settlement Road are the main road corridors, with bus services linking local residential areas and shopping precincts. Buyers near railway lines or major roads should consider traffic and rail noise as part of their property-specific due diligence.

Grovely State School provides primary schooling in Keperra. There is no mainstream government secondary school in the suburb; nearby options include Ferny Grove State High School and Mitchelton State High School, subject to current catchment boundaries. TAFE Queensland’s Grovely campus is also in Keperra. Buyers purchasing for school access should always confirm the current catchment for the individual property address before committing.

There is a large golf club in the northwest of the suburb. Keperra Bushland is another large green space with walking tracks. Keperra is located on Kedron Brook which is popular with cyclists and walkers and has many leafy parks and sporting fields.

Ferny Grove Splash Park and Picnic Grounds on the corner of Samford Road and Upper Kedron Road opened recently and is a great place to cool down on hot summer days.

Keperra is located close to the Enoggera Army Barracks, with the Defence Force being a major employer in the area.

Keperra Properties

There are still quite a few housing commission homes in the suburb, particularly north of Samford Road. However, the area is desirable due to the proximity to the train station.

The area on the corner of Samford Road and Settlement Road, across the road from the shopping centre, known as Kingsgrove, is a newer part of Keperra, with the majority of houses built around 1980-1990s at the old drive-in movie theatre site.

It is best to avoid properties located close to Samford Road, which is the major thoroughfare.

In the eastern part of Keperra (around the Grovely and Keperra train stations) are simple 3-bedroom, 1-bathroom weatherboard houses. Many of these properties are former Housing Commission homes that were built in the 1950s. Many still contain asbestos walls and roofs.

Homes in the north-western part of Keperra (between Samford Road and the train line) were built in the 1970s and are double-storey brick and/or weatherboard homes.

The Kingsgrove estate (located on the corner of Samford Road and Settlement Road) is the newest part of Keperra. Built in the 1980s and 1990s, most of these homes are brick-and-tile houses on good-sized blocks.

The old decommissioned Keperra Quarry has a development application approved for a new housing estate consisting of freestanding homes as well as higher-density townhouses and units.

Market indicators suggest that Keperra’s house market remains tightly supplied. Houses recorded 15 days on market, a stock on market of 1.57% and a vacancy rate of 0.08%. Vendor discounting was -2%. These indicators suggest a market where well-presented houses can attract competition, although buyers should still assess each property against recent comparable sales rather than assume uniform demand across the suburb.

For units,  data records stock on market at 0%, a vacancy rate of 0.05% and a gross rental yield of 3.80%. However, several unit indicators have insufficient data, and Cotality records very low transaction volumes. Thinking About Buying a Property in Keperra?

Keperra’s rail access and extensive green space make it an appealing option for buyers seeking an established north-west Brisbane suburb. Long ownership tenure and limited supply can leave good properties tightly held, while variations in renovation quality, topography and exposure to major roads or rail mean careful property selection remains important. Your Property Hound can help assess the individual street, property and comparable sales, conduct due diligence and negotiate the purchase on your behalf.
