Bulimba Townhouse Purchase at Auction: Buyer’s Agent Case Study

Buyer's Brief

Sarah was referred to Your Property Hound by her parents, who had previously used our services. As a local home-buyer, she was looking for a low-maintenance property within Brisbane’s inner southside and was in no rush to compromise on the right home.

Working with buyer’s agent Emily Rogers, Sarah considered townhouses, apartments, units and villas with a maximum budget of $1.3 million.

Her main requirements included:

  • At least two bedrooms and two bathrooms.
  • Good storage.
  • A reasonably sized kitchen with generous bench space.
  • A balcony or courtyard suitable for a small outdoor table.
  • Secure parking or a gated complex.
  • Low to moderate body corporate fees.
  • A property requiring no more than minor improvements, such as painting, new flooring or updated appliances.

Sarah’s timeframe was flexible, although she hoped to purchase within the next few months.

Our Solution

The Property

The property is a freestanding townhouse in a small complex of six. It has pedestrian access from the street and shares no common walls, providing greater privacy than many townhouses in larger complexes.

The ground floor includes an open-plan kitchen, dining and living area that connects with a private, leafy courtyard. There is an opportunity to improve the front courtyard and create a larger alfresco area over time.

Other features include:

  • Two generously sized upstairs bedrooms.
  • An ensuite and private balcony attached to each bedroom.
  • A separate downstairs powder room.
  • A separate laundry.
  • Side access to an outdoor clothesline.
  • Timber flooring.
  • Air conditioning.
  • Built-in wardrobes.
  • A secure single garage with internal access.
  • Additional outdoor entertaining space.
  • A low-maintenance layout requiring only minor future improvements.

The townhouse provided the storage, outdoor space and practical floor plan Sarah had been looking for, while its freestanding design and lack of shared walls were valuable additional benefits.

The Location

The townhouse is located in Bulimba, approximately four kilometres north-east of the Brisbane CBD.

It sits in a quiet residential position about 200 metres from Oxford Street. This gives Sarah convenient access to cafés, restaurants, shops, parks, Bulimba Library and public transport while retaining a sense of privacy away from the main commercial precinct.

The Bulimba and Apollo Road ferry terminals provide river access to the CBD and surrounding suburbs. The property is also within the Bulimba State School and Balmoral State High School catchments.

For Sarah, the location offered the inner-city convenience she wanted without sacrificing outdoor space or privacy.
