Sherwood is an established riverside suburb approximately 8km south-west of the Brisbane CBD. Covering about 2.4 square kilometres, it combines leafy residential streets, local shopping, rail access and substantial parkland. The suburb adjoins Corinda, Graceville and Tennyson, with the Brisbane River forming part of its eastern boundary.
Sherwood has a long residential history, with development shaped by the Ipswich railway line and its connection to central Brisbane. Today, the suburb features traditional Queenslanders, renovated character homes, post-war houses, townhouses and apartments, alongside a well-established local centre and mature streetscapes.
Sherwood had a population of 6,082 in 2021, up 14.5% from 5,313 in 2016. The largest age group is 40–49 years.
Couples with children account for 44.8% of households, followed by childless couples at 39.6% and single-parent households at 13.5%. Owner occupation increased from 59.3% in 2016 to 61.0% in 2021.
Sherwood has a well-educated, relatively high-income population. Bachelor degree holders account for 41.6% of residents with recorded qualifications, with a further 17.8% holding postgraduate qualifications. Around 25.2% of households earn more than $182,000.
Sherwood Road and the surrounding local centre offer supermarkets, cafes, restaurants, specialty shops and everyday services. A broader range of retail and dining is available nearby in Indooroopilly and other inner-west suburbs.
Sherwood railway station is on the Ipswich and Springfield lines, with direct services to the Brisbane CBD and western suburbs. Local buses also connect Sherwood with surrounding areas.
Road access is mainly via Sherwood Road and connecting routes through Corinda, Graceville and Indooroopilly. For individual properties, buyers should consider traffic, rail noise and flood-related constraints.
The area is home to a number of great private and public schools including St Joseph’s Primary School, St Aidan’s Anglican Girls School (both located just south of Sherwood, in neighbouring Corinda), Christ the King School (located in Graceville), andSherwood State School.
Sherwood Arboretum is located in the Western part of the suburb along the Brisbane River and is a large, mostly open green space, best known for its old Kauri trees planted in the early 1900s. There is also a popular large playground and a boardwalk along the Brisbane River.
Sherwood is mainly residential, with local employment in retail, education, health, professional services and small businesses. Residents also have convenient access to larger employment centres at Indooroopilly, the University of Queensland precinct and the Brisbane CBD.
Character Queenslander homes located in the tree-lined streets west of the train line are most desirable.
Noise can be an issue for properties close to the train line, Sherwood Road, Oxley Road, Honour Avenue and Kitchener Street.
Due to its location close to the Brisbane River, many areas in Sherwood are subject to flooding. Buyers should check the Brisbane City Council Flood Maps (see image below).
Almost half (48%) of properties in Sherwood are free-standing houses.
The suburb is particularly well known for its Queenslander-style houses built in the late 1800s and early 1900s. A typical block size for this type of home is 600m2.
Post-war houses also occur in the area. Many of the post-war homes have been removed to allow for subdivisions, and the construction of contemporary homes on smaller-sized blocks (400m2).
